  2. Am I obliged to buy something on my trip? Not at all. We assume that you would be in a position to reserve a property should you see something you like, but you will not be subjected to forceful or hard-sell sales tactics. Our villas sell themselves and it is in our interests and yours that you take your time to choose the property that best suits your requirements.

  3. How long will I need to choose my property and formalise all the legalities? If you have never visited Lanzarote then it would be advisable to spend a week getting a feel for the area as well as viewing our developments. We recommend you allow at least 3 to 4 days to choose your plot, villa design, and interior and exterior finishes in addition to opening a Spanish bank account and appointing a legal representative. We can offer a rental villa during this time period.

  4. Do I need a Spanish bank account? Whilst there is no legal requirement to open a Spanish bank account, it makes the process easier if you do. Your payments and tax affairs can then be easily managed in Spain without the need to wire funds from your country of residence.

  5. How much extra should I allow for taxes and legal fees? VAT (known as I.G.I.C in the Canary Islands) is currently 5%. Other bills which have to be paid include the Transmission Tax, the Plus Valia, the Notarys Bill, the fees from the Registro and the bill from your lawyer all of which could amount to 7%-10% of the purchase price.

  6. How do I reserve the plot or property if I see something I like? A small fee would be required to hold your property for 8 to 10 days until the exchange of contracts is completed.

  7. Do I pay for the villa before it's built or on completion? For new constructions, payment is divided into convenient stage payments, usually fifths. The first is due on exchange of contract. The second is when the footings are laid. The third and fourth payments are due when the construction reaches roof height and the roof goes on, respectively. And the fifth and final payment is when the Notary is informed.

  8. How can I be sure that everything will be conducted legally? You must appoint a legal representative who you employ to ensure that your property transaction is conducted in accordance with Spanish legal requirements. They will also register your tax status as a resident/non-resident as well as perform checks and local searches relevant to your property.   9. What happens if, on returning home, I change my mind and decide not to complete the purchase?
    We ask that you are sure of your intention to purchase your chosen property as your deposit is usually non-refundable should you later change your mind.

  10. I've heard worrying stories about Spanish property developers. What is the quality of the villas like? It is true that in the past, the quality of some Spanish building companies was questionable. But now the Town Halls in Lanzarote have recently become very stringent in the control of new developments. Our developers, however, use only the finest building materials to offer you a guaranteed, first class finish to your new Spanish home.   11. What if something goes wrong after I've moved in? All work is guaranteed to very high standards. As in the UK, new properties are guaranteed against structural defects for 10 years. Given that our clients inspect the property prior to their last payment, it is unusual for problems to later arise.

  12. Once I've decided and signed a contract, could the price increase for any reason by the time it is finished? No. The price for the plot and villa construction that appears in your contract will remain the same regardless. Most individuals, however, opt for one or two extras so it would be wise to include a provision in your budget for this.
